Who I am
I am Henry Wang. Thirty-four years of front-line banking experience have taught me how lenders assess income, credit, debt, property and risk. Hands-on real-estate investing has also shown me the practical pressure behind a down payment, monthly carrying costs, changing markets and long holding periods.
My work does not begin with a product or a headline rate. It begins by separating the conditions, costs, opportunities and risks so a household can understand both the decision and whether it remains sustainable in real life.

This website is for Canadian homebuyers, homeowners, self-employed borrowers and real-estate investors, with particular attention to the questions GTA families face: first-time buying, mortgage renewals, refinancing, fixed and variable rates, HELOCs, investment-property financing and household cash flow.
I serve Ontario and British Columbia. Income structure, family goals, property circumstances and risk tolerance differ, so mortgage eligibility and options require an individual assessment.
